Let's check in now on some of the stocks on the move today in Europe. I'm Tu Adavay with Steven Carroll and we're joined in the studio by Bloomberg's breaking news editor, Louise Moon. Louise, let's start with a drop for UK home builder Belway. [music] Why is this happening?

So shares are down as much as about 1.6% this morning. So slightly down uh in morning trading. They've had their fullear results. On the positive side, uh estimates were topped for home completions for the full year. Overall housing revenue also topped estimates. Their share buybacks going as planned. Volumes came in stronger. That's mostly thanks to bulk sales. Private sales actually decreased. But as I say, shares are down.

A lot of headwinds basically facing the housing industry. So Belway has said that the near-term outlook is uncertain. Um and then also within their results um they were saying that the annual operating profit is going to hit the bottom end of guidance. So as I say, a lot of headwinds have been uh hitting the housing industry and essentially Bellway's doing all right for the moment because it's mit mitigating a lot of this with cost controls and other measures as well.

But it's used this morning's statement to really call for change. So it's called on a called on the government to cut stamp duty which Bernham has Andy Bernham the prime minister has uh previously actually ruled out. It's also asked for governmentbacked uh deposit support scheme. So essentially it wants firsttime buyers and affordability that that access um to get better and and to stimulate demand. So it's doing okay but there it says everything's kind of uncertain going forward and it wants things to change and shares are down.

Yeah. A really interesting moment in fact for home builders in the UK with the potential for those uh tax changes coming down the line. We're going to go though from homes to serviced offices and IWG. What have we learned from them?

Shares down as much as 11% actually this morning. So the most in a year. They've had their first half results and there's been an unexpected drop in free cash flow. So that was by $55 million. analysts essentially are saying that the headline numbers are solid, but the market that's what the market is going to focus on that that uh cash flow that's going to receive the brunt of attention because of the expectation of returns, shareholder returns.

So that's going to kind of now be brought into question less confidence in the future of buybacks. Um and that is what is really dragging the shares down. They did say that this first half has been a period of quite a lot of increased investment. They've been they had a recent acquisition and and a bunch of other things. So they're expecting overheads to reduce in the second half which will strengthen that cash flow but still shares down as much as 11%.

Okay. And sticking with Switzerland now there's a boost for the glasses company Alcon. Can you tell us the latest please?

So yes shares up uh almost 7% uh second quarter came in ahead of expectations. Sales were good good sales growth uh margin beat as well. They lifted guidance for the year mainly uh to reflect an expected US tariff refund in the third quarter. So the next quarter coming analysts are saying that results are good but but they might not be enough to kind of dispel fears about wider competition pressures but there are encouraging signs there and uh [music] that expected US tariff refund as well.
